WHAT SERVICES ARE COVERED BY MONTHLY DUES?

  • Flower bed edging, weeding and tan bark (Spring)

  • Lawn mowing

  • Lawn fertilization, weed control, and grub control

  • Shrub trimming (Fall)

  • Snow removal (accumulation of 3” or more) on driveways and sidewalks

  • Maintenance and repair of all common areas including embankments

  • Maintenance and repair of the detention pond, including mowing

  • Capital improvements

  • Removal of dead trees from the common areas

WHAT SERVICES ARE NOT COVERED BY MONTHLY DUES?

  • Care, trimming and replacement of unit owner’s trees and shrubs. 

  • Ongoing weeding of flower beds beyond spring weeding

  • Trimming of shrubbery beyond annual fall trimming

  • Pest Control

  • Cleaning of rain gutters/down spouts

  • Deck Maintenance

  • Exterior Painting

  • Roof Maintenance/Repair/Replacement

WHEN ARE ASSESSMENTS DUE AND HOW SHOULD I PAY?

Assessments are due the first of the month and should be mailed to Penn Equity Associates (See Contact page).  Automatic payments may also be set up.  Please contact Penn Equity to do so.

WHEN WILL MY DRIVEWAY BE PLOWED AND WHAT ARE MY RESPONSIBILITIES AS A HOMEOWNER?

  • Driveways and sidewalks will be plowed with snow accumulation of 3 inches or more.

  • The Residents understand that plowing may not clear the area to "bare pavement" and that slippery conditions may continue to prevail even after plowing has occurred.

  • The Residents understand that the Contractor assumes no liability for this naturally occurring condition.

  • The Residents understand that snow plowing, by its very nature, involves pushing a steel blade over the surface of the pavement.  Evidence of this may include scratches or marks on the asphalt.

  • If your pavement is defective, deteriorated, weakened, frost heaved, or, was installed improperly, the results of this previous damage are more likely to appear after snow plowing. Contractor is not responsible for any damages to pavement for these reasons.

  • It is the Contractor's policy to stay a minimum of (1) one foot away from garage doors and all vehicles parked in the plowing area.

  • If a vehicle is blocking the area to be plowed, the Contractor will only plow the open portion of the plowing area.

  • If the Contractor is called back to plow the remainder of the area where vehicles or debris had been in the way, the HOA will be billed for additional charges.

  • The Residents are responsible for any damage to obstacles that protrude from the surface of the pavement that are not clearly marked. This includes utilities such as water shut offs, electrical boxes, sewer vents & clean outs and any other obstacles on or within 12" of the pavement.

  • The contractor will exercise reasonable care to avoid damage to pavement, grass, trees and shrubs.  However, the contractor is not responsible for any;
    a.) Damage to landscaping caused by the piling of snow.
    b.) Damage to items that are snow-covered or not visible.

  • It is the Residents responsibility to install marker stakes along driveways to help protect the lawn and other property from plow damage.  If marker stakes are not installed, Contractor is not responsible for any lawn damage.

    Note: This product will only work on surfaces that have not already been repainted.

MY ROOF NEEDS REPLACED, WHERE DO I START?

The following shingle information is for contractor supply style and color. This is for information only. Olde Orchard Hill HOA Board does not suggest or indorse any company or manufacturer.  AN ARC Request is required for all roof replacements.

WHERE DO I PARK MY CAR WHEN SNOW IS EXPECTED?

  • Unit owners, residents and guests should park in the garage, driveway or on one side of the street:

    • Vehicles parking on Red Haven are asked to park on the side withodd house numbers (ex. 101, 103, 105, etc.)

    • Vehicles parking on Loring Court are asked to park on the side with even house numbers (ex. 200, 202, 204, 206, etc.).

  • In the case of a declared snow emergency, the township has the right to have vehicles towed from the streets at the owners expense.

  • Unit owners are asked to leave outside lights on dusk to dawn so the snow removal crew can easily identify areas to be cleared.

HOW OFTEN IS TRASH /RECYCLING PICKED UP?

Penn Waste currently collects trash and recycling once weekly generally on aTuesday (see website for holiday or weather exceptions).
• Penn Waste requires that regular trash be bagged or in containers and allows one bulk item to be placed at the curb for trash pickup each week. Bulk items requiring a two-person lift must be scheduled with Penn Waste in advance.
• Placing items for sale, or placing "free" items on the curve come in the driveway, or anywhere on the property is prohibited.
• Unit owners are asked to be mindful of weather conditions when putting out trash and recycling.

WHERE CAN I WALK MY DOG?

Dogs may be walked in the neighborhood.
• Pets shall be on a leash and in direct physical control of the unit owner or designated capable person   at all times when out of doors.
• Dogs, even on a leash, should be discouraged from running on neighbors yards ordoing their business on the homeowners side of the sidewalk. All dog waste must be immediately removed by the individual walking the dog.
• Cans or other containers used for pet waste/refuse are not permitted in the front of the house and should be moved to the garage or back of the unit.
