GOVERNING DOCUMENTS
The Governing Documents are an integral part of home ownership in a planned community. In the Commonwealth of Pennsylvania, planned communities are subject to the provisions of the Uniform Planned Community Act, 68 Pa. C.S. 5101et seq. (Act.) The Governing Documents reflect many of the provisions contained in the Act. Please take the time to become familiar with these important documents.
DECLARATION
In addition to describing the general structure, land and common areas of the
Development, the Declaration also describes restrictions on the use of each unit
owner’s property and the common areas.

BY LAWS
The bylaws describe how the Association is run, set out voting rights and
procedures and describe how often meetings must be held. They also describe
what the expectation of the Executive Board is, the rights and responsibilities of
enforcing the rules and regulations and to collect assessments. In addition, they
lay out procedures for creating the annual budget and determining assessment
amounts.
